The building management system coordinates the mechanical plant: staging chillers, sequencing pumps, controlling CRAH units and monitoring everything that matters. In a data center, the BMS design question is sharper than in commercial buildings: what happens to cooling when the control system itself fails?

Good critical-facility controls design pushes autonomy downward. Equipment should continue operating safely on last known commands or local control when the network or supervisory layer is lost. Protocol selection (BACnet, Modbus), network segregation and fail-safe configuration are reliability decisions, not just integration details.

  • Which control functions are supervisory, and which must survive BMS failure?
  • How do drives and CRAH units behave on communication loss?
  • Are control networks segregated from IT and corporate networks?
  • Is the controls architecture itself redundant where it needs to be?
